Water heaters: the symptoms are unusually informative
Few appliances tell you as clearly what is wrong. Temperature, recovery time, noise, water colour, and anything appearing underneath each point to a fairly small set of causes — and two of them are safety issues rather than comfort ones.

Note whether the problem affects all hot fixtures or just one — a single lukewarm shower is often a mixing valve at that fixture rather than the heater at all.

What keeps a tank healthy
Periodic flushing
Draining sediment before it builds into a thick layer preserves capacity and reduces the noise and stress that come with it.
Anode rod inspection
The anode is a sacrificial component that corrodes so the tank does not. Once it is gone, the tank starts spending itself instead.
Relief valve check
The safety valve should be verified rather than assumed. A valve that has never been checked is an unknown, not a reassurance.
Connections and pan
Flexible connectors, the drain valve, and the drain pan and its line are worth a look; a pan with no working drain only delays the damage.

Why does hot water run out faster than it used to?
Three common reasons: sediment has reduced the usable volume inside the tank, the dip tube that pushes cold water to the bottom has broken so cold mixes at the top, or demand in the household has grown past what the tank was sized for. The first two are heater problems; the third is a sizing conversation.
What is the rumbling or popping noise?
Water trapped under a layer of sediment on the tank floor boiling through it. It is a sign the tank has accumulated mineral deposits, which reduces efficiency and puts extra stress on the bottom of the tank. It is not normally an immediate emergency, but it is a clear message.
Water is dripping from a pipe near the top of the heater.
That is likely the temperature-and-pressure relief valve discharge line. That valve is a safety device; if it is releasing, either pressure or temperature has gone somewhere it should not, or the valve itself has failed. This is not a drip to ignore or to cap.
Is a tankless unit automatically better?
It is different, not automatically better. Tankless units deliver continuous hot water and take up less space, but they have flow-rate limits, different installation requirements, and their own maintenance needs — descaling matters more in hard water. The right answer depends on demand pattern, fuel, and what the existing installation can support.
